If you are looking for acres in Hamilton
County you know by now just how hard it can be
to find anything over a half acre lot. The
Lawson Land Company is now offer large estate
lots in this private lakefront setting. This
48 acre development offers 6 lots ranging from
1.24 acres to 16 acres. Many of the lots have
access to the lake with two sides of the
property being join by TVA public use lake
front property.
This land has an abundance of wildlife (lots
of deer!), underground utilities, and many
great building sites which will allow the
owner to build a home that is not viewable
from any other homes in the area. The property
that TVA owns has many walking trails
that lead to the lake shore. The property
offers lake front living without the price
tag!
We have two lots left, one is a 10.94 acres
tract that has great views of the lake on both
sides of the property. The other is a 16+ acre
tract that will will consider dividing. Below
is a overhead photo of the entire property.

Below is an outline of the 10.94 acre tract
which has wonderful views and level building
sites. About 4 acres is level and a nice home
site with views has already been cleared. All
utilities except sewer is already at the
property lines. The property is very private
and is surrounded by TVA property. You do have
lake access from this lot and the lower part
of the property comes within 30 or 40 feet of
the lake. This 10.94 acres is priced at
$155,000 which is half of the area comps.

The state owned property that is in between
this land and the lake is public use property
which means the public can use the property
but it can not be built on so you do not have
to worry about someone building a home and
blocking your view. While it is public use
property it is not used and there is no access
without crossing privately held land so you
should not have anyone on the property.

Restrictions
Please note that this land is
not part of a subdivision and due to the size
but there are a few restrictions in place to
protect the land value. The restrictions are
laid out below.
1. Lots are for
residential use only.
2. Only one home is
allowed per every one acre. Any subdivision of
lots must be approved by the developer in
written prior to survey.
3. Developer reserves the
right to approve or disprove all house plans
as well as any other structures built on the
property.
4. All one level homes
must be at least 1400 sq ft and all two level
or taller homes must be at least 1800 sq ft.
5. No commercial,
noxious, of offensive activity shall be
carried on upon any lot, nor shall anything be
done thereon which may be or may become and
annoyance or nuisance to the neighborhood.
6. The developer reserves
the right to grant waivers from these
restrictive covenants. Said waiver must be in
writing and recorded in the Registers Office
of Hamilton County TN.
7. No fowls, mules,
burros, cattle, sheep, goats, swine, or any
other like animals shall be allowed upon any
portions of the premise. If horses are kept on
premise they must remain inside approved
fenced area at all times.
8. No mobile homes,
manufactured homes, or modular homes are
allowed on premise.
9. All pets must either
be leased or inside a fenced area at all
times. Dogs are not allowed to roam free.
